First Home Purchase | 10% Deposit | No LMI
Arjun & Meena arrived in Australia on a 189 visa and had recently been granted Permanent Residency. They had been saving diligently but saving for a 20% deposit looked impossible, and they were unsure whether they could buy with only a 10% deposit.
With 10% deposit, most lenders would require Lenders Mortgage Insurance (LMI), adding thousands to the upfront cost. The couple also had limited credit history in Australia.
We identified a lender offering an LMI waiver for their professional category, which eliminated the LMI cost entirely. We also structured the application to highlight their strong savings pattern and stable employment.
Approved with 10% deposit, no LMI, and a competitive interest rate. Now happily settled in Mawson Lakes.

First Home Owner Grant Success — Para Hills
FHOG + Stamp Duty Exemption | Saved ~$30,000
A young IT professional couple looking to buy their first home in Para Hills. They had a modest deposit and were not aware of all the government assistance available to first home buyers in South Australia.
The family needed to maximise every dollar. They did not realise they could combine the $15,000 First Home Owner Grant with the stamp duty exemption for a new build, or that the Home Guarantee Scheme could eliminate LMI.
We guided them through the FHOG application, secured a stamp duty exemption on their new build, and placed them with a lender participating in the First Home Guarantee scheme. The combined savings were substantial.
Result: Saved approximately $30,000 through combined grants, exemptions, and LMI savings. Now living in their dream home in Para Hills.
